If we had to recommend one hotel in Kathmandu, this would be it. The Dwarika’s is not really a hotel. It is a privately funded conservation project that happens to take overnight guests.
The story matters. Decades ago, the founder watched as Kathmandu’s rapid modernization led to traditional Newari woodwork being thrown out as construction debris. He started rescuing the carvings, doors, and windows. Today, the Dwarika houses one of the world’s most extensive private collections of Newari architectural craftsmanship. Some of the wooden masterpieces date back to the 13th century.
The hotel is built around a series of interconnected courtyards. Handmade terracotta tiles underfoot. Hand-woven Nepali textiles in every room. Organic bed linen long before that became a luxury industry standard. The furniture is crafted in the hotel’s own workshop by traditional carpenters. Every detail is real.
The Royal Suite
The crown jewel is the Royal Suite. 250 square meters spread across three floors, designed in the architectural language of the Malla kings who once ruled the Kathmandu Valley. Aarya opened in mid-2025 and quickly became one of the most talked-about new hotels in the city. It is exactly what the modern five-star Thamel was missing.
The vision came from non-resident Nepali Krishna Simkhada, who spent years in Japan and returned with a passionate commitment to preserving Nepal’s artistic heritage in a contemporary form. The result is a striking high-rise that integrates traditional Newari design elements such as bhuyar jhyal bay windows, desmaru jhyaa lattice work, and Bhaktapur telia bricks into a sleek, modern building.
Every guest arrival begins with a traditional Nepali welcome ritual. The lobby features intricate woodwork and curated original Nepali paintings. Despite being in the heart of Thamel, the property feels calm and elevated.
Rooms and the Presidential Suite

3. Baber Mahal Vilas - The Heritage Hotel

This is our favorite boutique heritage hotel in Kathmandu. It is intimate, deeply personal, and impossible to replicate.
The hotel was built and is managed by direct descendants of Maharaja Chandra Shumsher Rana, Nepal’s longest-ruling Prime Minister. Walking through the property is walking through their family’s history.
What makes Baber Mahal Vilas unique is its architectural concept. Four distinct Nepali design styles are combined under one footprint: Rana neoclassical from the European-inspired Prime Ministerial era, Newari from the Kathmandu Valley’s indigenous craftsmanship, Buddhist motifs from the Himalayan spiritual tradition, and Lo Manthang from the rugged Mustang region near Tibet. It is essentially a walkable architectural museum.
Signature Suites
The Dhvaja Suite sits in the Newari section. Hand-carved wooden columns separate the master bedroom from the living space. A small private terrace overlooks the courtyard.

The location in Naxal is strategic. Walkable to the Garden of Dreams, the Narayanhiti Palace Museum, and the high-end retail of Durbar Marg. Easy private vehicle access to the airport and our Lukla helicopter departures.

The Lazimpat location is excellent. Quiet diplomatic neighborhood. 18 minutes from the airport. Walkable to Narayanhiti Palace Museum and within easy reach of Thamel and Durbar Marg.
107 rooms ranging from 28 to 62 square meters. Contemporary minimalist style with traditional Nepali design accents. The 159-square-meter Presidential Suite is the apex offering: two bedrooms (one king, one twin), a large living room, a spa-style bathroom with a walk-in rain shower and deep soaking tub, plus a private terrace overlooking the city.
The Highest Infinity Pool in Kathmandu
